PMA Consultants has won its fourth award providing Owner’s Project Manager (OPM) services for the University of Massachusetts Medical School Albert Sherman Center project—a “Best Projects” award in the Higher Education/Research category from Engineering News-Record New England. This CM at Risk project consists of a twelve-story (including mechanical penthouse and full basement) 515,000 SF building that includes a mix of academic and clinical areas including; extensive dry and wet lab research space with supporting offices, a vivarium with associated interstitial space, rooms to support student training within a clinical setting, Learning Communities to stimulate student collaboration, an auditorium, fitness center and a cafeteria among other features. The project was completed on schedule and under budget utilizing six-dimensional Building Information Modeling and achieving LEED Gold certification.
PMA was the first firm brought on board at the beginning of the project. PMA drafted all requests for proposals, project contracts (Construction Manager, Architect, Commissioning Agent, 3rd party structural review, etc.), assisted in negotiating the GMP’s, Quality Assurance, integrated Project Planning, reviewed monthly payment requisitions, provided a daily field presence and reporting to the owner, reviewed and negotiated all change orders with the architect, monitored certified payroll and prevailing wage rate compliance, and assisted in issue resolution among many other tasks. PMA was also responsible for SharePoint (paperless) document control, extensive progress/performance reporting, and developed and successfully managed the overall project budget – returning significant funds to the Owner. Essentially, PMA managed the Owner’s day to day responsibilities for the project.
